Asbestos Featured Projects

285 Madison Avenue - New York City

Designed, developed and submitted Asbestos Technical Review Unit (ATRU) Application for the 29 floor asbestos abatement project. Designed the abatement to be conducted in 3 phases per floor. Prepared variance petitions that allowed the client to obtain New York City Department of Buildings (NYCDOB) Alteration Permits, and commence renovation activities prior to completion of asbestos abatement activities.

The Milford - New York City

Provided Asbestos Consulting Services during facility-wide renovation and rehabilitation. Conducted full asbestos investigations in throughout including Guestroom Towers. Determined type and quantity of asbestos-containing materials (ACMs) present that would be impacted by the proposed work. Resulting comprehensive investigations were utilized to develop Asbestos Abatement Specification in the bid solicitation of contractors. Provided Third Party Project Monitoring during abatement activities, including surveillance of work practices employed by the abatement contractor, visual inspections of asbestos removal work areas, and clearance air monitoring.

Lead Featured Projects

The Madison Avenue Clock Tower

BSI was contracted to provide Lead Consulting Services in conjunction with this facility-wide renovation and rehabilitation. BSI conducted a full lead-based paint (LBP) inspection of all painted surfaces throughout this fifty (50) story Commercial Property in order to determine the type and quantity of lead-containing materials present within the facility. Subsequently, BSI utilized the inspection data to develop Lead Abatement Specifications utilized in the bid solicitation of Lead Abatement Contractors. Additionally, BSI oversaw the removal and disposal of lead-containing materials, conducted provided the Third Party Area Exposure Monitoring associated with the abatement activities and collected Toxicity Characterization Leaching Procedure (TCLP) testing for waste stream and disposal classification.

Mold Featured Projects

The Double Tree Metropolitan Hotel

BSI was contracted to provide Mold and Indoor Air Quality Consulting Services in conjunction with the renovation of this 764 Guestroom hotel property. Prior to the demolition of building materials, BSI conducted an assessment of building materials, including but not limited to: carpet, wall paper, plaster and drywall, to determine if the aforementioned were mold impacted or contain sources, for example, high moisture content, that promote mold growth. Upon completion of this assessment, BSI developed scope-specific specifications utilized in the bid solicitation of Mold Remediation Contractors. In conjunction with the remediation of mold-laden building materials, BSI provided oversight of the remediation contractor to ensure that all remediation activities were conducted in strict conformance with the New York City Department of Health (NYCDOH) Guidelines on Assessment and Remediation of Fungi in Indoor Environments.

Emergency Response Featured Projects

NYC Rapid Repairs Program

As part of a city-wide effort to restore New York City following Hurricane Sandy, BSI provided dozens of teams of Certified Asbestos Investigators and Certified Lead Risk Assessors to residences throughout New York City. BSI evaluated the asbestos and lead hazards present within these residences to ensure that all hazards were properly remediated prior to restoration efforts. In August 2013, BSI received The Certificate of Recognition from The City of New York for services performed as part of the New York City Rapid Repairs Program.

New York City Health and Hospitals Corporation (HHC)

In the wake of Hurricane Sandy, BSI provided hazardous material investigations and indoor air quality assessments throughout HHC facilities in order to ensure that HHC facilities were suitable for re-occupancy for its employees and the general public. Upon identification of any hazardous materials and indoor air quality contamination, BSI worked with the New York City Department of Environmental Protection (NYCDEP) and New York City Department of Buildings (NYCDOB) to develop emergency response protocols for remediation which would allow for all hazardous materials and indoor air quality contaminants to be properly remediated while ensuring the health and safety of all building occupants and the general public. BSI designed abatement and remediation specifications, conducted third party air monitoring and oversight during the abatement and remediation activities. BSI’s role involved round-the-clock supervision and coordination with regulatory agencies, restoration contractors and abatement contractors as well as intimate client interaction to ensure that the project was conducted in strict compliance with regulatory guidelines and within the client’s restoration schedule. In August 2013, BSI received The Certificate of Recognition from The City of New York for services performed in HHC facilities.

Site Safety & Code Compliance Featured Projects

Mother Clara Hale Bus Depot Reconstruction

BSI has been working on this MTA/NYCT design and construction project since its conception, providing environmental, safety and document control services. While construction is proceeding on site at a rapid pace, the design of the building is being finalized. The new Mother Clara Hale Bus Depot will utilize various Green Building Features, allowing NYCT to efficiently and sustainably service the growing number of bus riders throughout the city. The Mother Clara Hale Bus Depot will be one of the first LEED certified Bus Depots of its type in the country. The US Green Building Council created LEED (Leadership in Energy & Environmental Design) to set guidelines for construction that benefits the ecosystem.

Trevor Day School

BSI was procured to provide a New York City Department of Buildings (NYCDOB) full-time licensed Site Safety Manager (SSM) and Fire Department of New York (FDNY) licensed Construction Site Fire Safety Manager (CSFSM) as part of the demolition of an existing building and the ground-up construction of a twelve (12) story private school facility. As part of this project, BSI’s expertise was utilized in the development and submission of project specific Site Safety Plans, Fire Safety Plans and Tenant Protection Plans. In addition, BSI acted as a project liaison with the NYCDOB and New York City Department of Transportation (NYCDOT) to ensure that the project was being conducted in strict conformance with regulatory agency requirements.

Mother Clara Hale Bus Depot Reconstruction

The Ritz-Carlton Hotel

BSI was retained to provide a New York City Department of Buildings (NYCDOB) full-time licensed Site Safety Manager (SSM) in conjunction with the Local Law 11 exterior façade renovation activities. The project consisted of the drafting and submission of a Site Safety Plan (SSP) to NYCDOB. In addition, BSI’s Site Safety Manager addressed regulatory inspections, acted as the safety liaison between the client, building tenants and adjacent property owners as well as assisted with the coordination of the overall restoration project.

Phase I & II ESA Featured Projects

Confidential Client

BSI has managed multiple Phase I Environmental Site Assessments (ESAs) throughout New York State, New York City, New Jersey and Connecticut. These ESAs were performed for the due diligence proceedings in the acquisition of undeveloped and developed properties alike. BSI worked with the client to establish appropriate level of due diligence at each property, which included wetland assessments for undeveloped properties and hazardous building material surveys (asbestos-containing materials (ACMs), mercury containing bulbs and equipment, PCB-containing ballasts and equipment, and various petroleum/hazardous material containers) for developed properties. In addition, BSI spearheaded correspondence with the federal, state and local regulatory agencies, including the United States Environmental Protection Agency (USEPA), New York State Department of Environmental Conservation (NYSDEC), New York City Office of Environmental Remediation (NYCOER) and New Jersey Department of Environmental Protection (NJDEP).

Gowanus Village I

Gowanus Village I, LLC (GVI) entered into the New York State Brownfield Cleanup Program (BCP) with the New York State Department of Environmental Conservation (NYSDEC) as a volunteer, to investigate and, where necessary, remediate contaminated soil encountered during development of the site. As part of this endeavor, BSI developed a Supplemental Remedial Investigation Work Plan (SRIWP), at the request of the NYSDEC, in order to understand the extent of contamination at the site. As part of the SRIWP, BSI oversaw site clearing activities, conducted soil sampling, well installation, groundwater sampling and soil vapor sampling. Upon completion of these exercises, BSI prepared and submitted to the NYSDEC, a Final Remedial Investigation Work Plan (RIWP). Further, BSI prepared a Remedial Action Work Plan (RAWP), based on the findings of the RIWP. The RAWP provided the client with a tailor-made level of due diligence, which allowed the client to sell the site for development.

Building Decommissioning Featured Projects

Goethals Bridge Replacement Project

BSI conducted Building Decommissioning Assessments for twenty-five (25) industrial, commercial and residential properties impacted by the Goethals Bridge Replacement Project Right-of-Way. As part of these assessments, BSI conducted full asbestos investigations and lead-based paint (LBP) inspections throughout each property. These inspections determined the type and quantity of asbestos-containing materials (ACMs) and LBP present that would be impacted by the proposed demolition of each property. Additionally, BSI preformed the sampling and investigation for hazardous materials such as Polychlorinated Biphenyls (PCBs) and Total Characteristic Leaching Procedure (TCLP) Analysis for Volatile Organic Compounds (VOCs), Semi-Volatile Organic Compounds (SVOCs), Resource Conservation Recovery Act (RCRA) Metals, Pesticides and Herbicides associated with Underground Storage Tanks (USTs). Lastly, BSI provided on-site Air Monitoring during abatement and demolition activities, including surveillance of work practices employed by the abatement and demolition contractor, visual inspections of ACM, LBP and Hazardous Material removal work areas and clearance air monitoring.

Werner Generation Station

BSI performed on-site Project Monitoring during abatement and demolition activities associated with the in-tact dismantling and demolition of the 1920’s Power Plant. BSI’s personnel conducted air sampling during abatement and demolition activities, including surveillance of work practices employed by the abatement and demolition contractor, visual inspections of ACM removal work areas and clearance air monitoring. In addition, BSI implemented a Community Air Monitoring Program (CAMP) for respirable dust at upwind and downwind locations during demolition activities to ensure that the health and safety of the general public was maintained throughout the project.
